You might be interested to know that the average cap rates by number of units:Duplexes: 4.36 (4 Sold properties analyzed)Triplexes: 5.02 (6 Sold properties analyzed)4 Units and Up: 6.27 (4 Sold Properties analyzed)The average from these 14 properties was 5.19, all sales within the last 180 days.I found several interesting things in breaking the numbers down, but one thing that obviously jumps out is that the caps are higher the further away from single family you get (I consider legally secondary suited single family residences to be in the same category as duplexes).

We will win the suit, but it could take months, and the buyer who has already had appliances installed will have to get them out and continue renting until this is ironed out.

But if they're completely full and charging a premium then you're on to something.IOW - it's not always going to be a "build it & they will come", but take a look around and see what others are doing and if there's great demand follow suit

I know infill properties are popular in these areas, but I'd rather stay away from them because I do not see them as beneficial towards my goals.My main focus is on beginning with a single family home with a 2 bedroom basement suite, which I am willing to renovate/build.
