For example, I would want to see the value of my properties in the context of the other similar properties on the same and adjoining streets.The reason I don't think the value alone is sufficient is the values are arbitrary until supported with the comps which were not disclosed in the letter.

If you are owner occupying with a 30 year fixed loan, minimum down for a 3 or 4 unit is 20% for conventional loan, $0 down using VA loan and FHA loan is not possible due to “self sufficiency” rule.

My goal is to purchase a cash flowing property 3-6 unit property within the next 6 months in either Southern NH or the Greater Boston area(north & south of Boston itself)…and maybe WorcesterI was planning on using an FHA in the fall of 2022 but I couldn’t find anything for sale that would pass the self sufficiency test(in the Greater Boston Area).

K&T is usually at 60 to 100 amp service, fine for a light bulb, victrola radio and a hand mixer, in other words sufficient for the appliances that were around when the K&T was used.

They might also want their application fee returned (if they paid one in the first place).I have a line in my application to the effect that false, misleading, incomplete information is sufficient reason for declining the application; the fact that they are now telling you to raise the income number falls under this IMO.Make sure your application gathers ALL information you will be needing, that it is compliant with all applicable laws, that it has an authorization in it to permit you to retrieve the background checks that you will be performing, and that it has the wording about false info (at a minimum).

Who knows what the future will bring, but now you've got an exit that most people selling do not have.If you get all or most of that list, you will be doing better than what you could get from a traditional mortgage lender.If they want 25% down, 12% to rate, 2 points upfront, etc etc, then you'd be better off getting a traditional mortgage assuming you otherwise qualify and the property is in sufficiently creditworthy condition.
