I had solid W2 income, no debt other than the mortgages (no car loans, no student loans, all credit cards paid off each month) and all my properties cash flowed, yet a bunch of banks denied me because my DTI was too high.

If you'd like to participate in the hot Austin area market, while capturing cash flow *and* appreciation, consider this strategy. 

I am a 19-year college student studying mechatronics but my real passion is real estate and entrepreneurship.

If you did that you would want personal on all participants and it's still a bad choice IMHO.
