I work as a sales manager for a major telecommunication company which supplies me with a steady income. 

I did the same as others and also put in lease that on outside of property there are to be no open flames or grills of any type within 25 feet of any structure on the property. 

With Utitltity costs constantly on the rise the deregulated supply markets offer a way to budget and increase cash flow IF done correctly. 

I'm a bit reluctant to rent to students but know this the bulk of the market here and they provide a steady supply of renters, even if you may have greater turn-over and potential problems. 

We've never done a deal like this so how do we structure a deal where the bank loans 80% and the seller loans the down payment?
