He presented the deal to me, I paid him a finders fee in exchange for him being my property manager and its been way too easy of a first real estate investment.

So I have been working with a private money lender on a deal and have exchanged well over 100 emails.

If your $600 includes all debt payments, insurance, taxes, management, leasing commissions, vacancy reserves, capex reserves (i.e. you just put a new roof on, but in about 25 years you will need to do that again, and to hire it out will cost a lot more than $2,200), turn over costs, etc, then you can compare it to what returns you think you will make in the stock market, or syndication, etc.A lot of times I am seeing others not making an apples to apples comparison. 

That is a speculative bet, the same as buying a stock.

Worcester is probably up 10% in the last 6 weeks as people are pulling $ out of the stock market to take advantage of the low interest rates and high worcester rents.

My husband disliked it so much that we actually sold all but one of our buy and holds after a few years, and he refused to do another flip, even though we did make a profit on our only one, said he could make more in the stock market without the effort, but he agreed to let me handle the remaining one without him getting involved as I just wasn't selling it. 

I have my own home inspection business, I am motivated and eager to learn, and willing to exchange my time or services for some knowledge and guidance if any local investors in my area want to meet up and talk some more.

I'm managing property for about 150 owners and my management agreement explicitly states they are not to communicate with the tenant or exchange contact information.
