I've never had much experience with paying the tenants' utilities on a multi-family, but I assume the bill can be $100-$200 electric+water, especially in the hot summer months.

If you believe it is a smokin' hot deal, I'd get legal advice about terminating the contract and, once the contract is terminated, I'd have the attorney make a polite inquiry of the owner to determine if they are, in fact, in contract with the flakey wholesaler.

I have two rentals here and the market is very hot on the real estate sales side of things.Lots of demand for rentals from folks who want to live by Lake Lanier or get their kids into the Forsyth county school system which is one of the best in the country.People who live in Cumming, although seemingly far from Atlanta, will commute to Buckhead, Marietta, Alpharetta, Johns Creek, or even other parts of Metro Atlanta in some cases.Let me know how I can help.
