I am ready to acquire my first rental property and have narrowed down my choice to Chattanoga.

@Orie Brown.Congrats in all front,the job incentives and of course choices of place you can work from.To your question...Tampa all day everyday day, the market is gr8 and the weather and the beaches are fantastic.

Using the advantages and benefits of your VA loan is very smart to do at your age and if you hit it right on the neighborhood, after you live-in for a year, you could be looking very good for a refi so you can go do it again elsewhere.

This could be in the form(s) of your choice - podcasts (typically free), books, blogs, facebook groups, local meetups (typically free as well), and of course here at Biggerpockets. 

If your goals are wealth building, then finding a market with great appreciation can be the better play (Hawaii being a decent choice for that and much of CA being some of the greatest for that). 

I had to make this choice early this year and I went with selling.
