I allow tenants to provide their own window units for my properties.  

In a sellers market, rules go out the window, especially if you are a buyer.  

The company who currently owns it started the process by re-doing the front staircase (approx. 20ft wide concrete entrance- looks spectacular), installing a new roof, and purchasing all new windows and installing maybe 10 of them.

You have to walk the property daily to verify doors locked, windows closed, nothing out of place.I got 48 responses in the first 6 hours or so.  

Have a buddy with you introduce him as a contractor , tell him you want to measure for bars on the windows and a 8 ft chain link fence around the yard while you are talking to the tenants .    

Low VOC surfaces & paints, etc.Energy efficient windows, doors, & insulation.I'm sure there's more, but that should get you started and give you a good idea.

Can't just do 2-3 windows though can we?

It got reduced now because 2 years window moved forward but I still expect 30% this June.

anybody can sue anybody for anything,,,it even costs big bucks to defend the innocent.Besides all that,,, here,,, those houses need thin osb to seal the cracks in sheathing,housewrap and making the windows proper depth.HERE we can take off our own,which is a cool drizzly day job.
