I had one home where the renter left ( moved out) there is the poor pit in the back yard no shade no water skin and bones  just un believable how they treat these dogs.. its sickening.. really.

Insurance (give us an idea of physical structure size and type (for example if it is just Surface parking for 3 acres with and office, fence and gate, you might use $3,000 per year), Property tax (look up for your city/county), Repairs/ground/road maintenance (major cost will be roads), Electric/Utilities, onsite management (paid or you unpaid, selfservice), Website/internet/other advertising or costs, Just doing Operating Income above, thus disregard Interest expense, depreciation and income taxes for now.

On the surface level it looks like you may be from CA so keep in mind you can do a second home (typically more than 100 miles) from you primary residence and only have to put down 10%.

Encapsulate is like a liquid rubber that licensed deleaders can use on certain surfaces (not on walls) and we need to test the surface first for adhesion, file special paperwork with the state, and keep the test results and paperwork on file for 7 years.

Go out during a big rain storm and see if there is a stream of surface water landing or pooling in that area.In some cases the settling may result if the house is build on clay soil or improperly compacted soil.
