I think the difference is anyone can play a bull market but less people can play well on a bear market, it takes better skills. 

Most LO's are just order takers, only a very small percentage bleed real estate investing and have the unique perspective and skill set to actually be one of the most valuable members of your team and actually make you money.Best of luck!

Talk to the seller, find out the reason for selling and present them with seller financing or subject to.If you get with a title company they can probably get you a list of homes with a lot of equity or get a list of foreclosure homes from somewhere and start cold calling.It is all about your negotiation skills and how you can help solve their problem for a win win.I also always advise having an attorney look over the files.

This doesn't always happen and some general contractors save costs for themselves by hiring less than qualified specialists to do the work.What you get by hiring tradesmen directly is the ability to select someone with a skill level you want to actually do the work.
