The house currently sits on a Multifamily Lot, however I'm unfamiliar with the process of working with the town to convert the space into an actual unit. 

There are still many buyers out there including those sitting on a 1031 exchange. the unknown is what is scaring both buyer and seller.

I know they say start small and I agree but I have found the perfect investment opportunity,  it sits right around $700,000 for 8 units in Texas, I need help getting funding for it. 

Do I just have to sit back a few years until more equity is in homes, etc. 

Or you could just not proceed with it right now, and if you think it has little value as-is, will sit idle for a while, could drop in value in the next few months/year, etc. then you could possibly negotiate a better deal down the road.

I’m now sitting on 100k cash for investing.

In terms of the partnership, we plan on sitting down and really hatching that out and getting a set document in place that we both agree on.

A lot of uncertainty has resulted in people sitting on the sidelines until things play out further.

Will you be on the hook for lot rent if the home sits empty?
