I work with a team renting out SFH.I am the newer of the group and simply put they all say no pools.They simply aren’t open minded to it and don’t want the liabilityBut I want to educate myself so I get it’s a liability but for instance if one day I plan on having my own rental SFH or even duxplex, triplex or apartment, how or what is the best way to go about renting one with a pool?

This SFR I'm buying is in Austin and I'm looking for appreciation potential instead of cash flow, but I don't want negative cashflow either, so I put down more money to make $300+ per month cash flow (probably a stupid idea though)My plan for 10 year is to buy as many rental properties as possible. and hopefully when 10th year comes, if the interest rate is still low, I refinance, if not, some properties might appreciate enough and I can simply sell them to pay off my primary home.

Or if renting a Conventional 97 property is simply not allowed?

I no longer think of CapEx as simply a fixed monthly percentage.

So the lack of a late fee penalty is definitely not good, but nothing you can do about that for now since it sounds like you inherited that lease.

Well most of the fears listed here so far would be a result of poor due diligence and lack of precautions when funding the deal.

There are indoor units that have plumbing to route exhaust outside and outdoor units that are simply vented.

@Anthony CapaldiThe best advice I could give you would be simply this; Know that it's okay to walk away from a deal if the numbers don't work. 

If the current owner doesn't know how to get in or get rid of the tenant then there may be a bunch of other hidden problems caused by their lack of knowledge.

The mileage simply won't add up because of the unrecorded personal trips.I DO want to play by the rules, don't get me wrong on that, but I want to keep it simple.
