@Frankie Betancourt, what you're talking about doing, with no agent, is what seasoned investors do.If you're just getting into buy/hold, use an agent for your first one or two so you can learn the ropes. 

Without seasoning, it seems it well be difficult to get the property refinanced. 

@William S. my clients in WI who have been developing apartment complexes are stating the current aquisition cost of land plus construction cost does not make anymore.
