But I would not do multiple background/multiple genders folks as room-mate as there would be higher safety issue and continuous drama.Also if you can, try to find property where you can divide the wall, and add bathroom/walls/kitchen,etc.

Make sure city in which this property is located that you check with the city if they require any permits and if this particular property is current with all health and safety inspections.

as a first time investor and going out of market.figure out a market  figure out the median price point for the SFR you want to buy and buy at or slightly above that .. this will get you in the safety zone.don't buy in a market were the median is say 150k and your looking at 100k houses. those will be life long renters tough to manage and tougher to maintain.

If your down stairs patios have fences, you might consider cutting the fences down to 4 ft height so as to let more light into the units in addition to safety concerns.
