@Roy Gutierrez I currently rent out my guest room here in Denver and typically make more than what I could charge a roommate, and the room is usually only booked half the time.

I'd house hack right now... be it getting a home and renting our rooms, or a small 2-4 unit and renting out the units (and maybe getting a roommate).

If you are comfortable with roommates, it would be easy to house hack one of those.
