Have yet to meet one conscientious landlord that's ever been sued for anything other than a relatively rare security deposit challenge where the dollars amounts are at most a nuisance issue.I appreciate the reply and realize the risk is low nonetheless I am interested in pursuing the LLC and holding company structure (or something similar if there is a better option).

Additionally, I view renting to students almost in the same light as multifamily in the sense that since you have multiple families paying each month, eviction risk is reduced because you are not reliant on a single tenant to pay each month.
