Sorry, didn't catch that distinction.Unfortunately your bank seller is not going to be responsive to payment demands after the fact so you'll likely need to find another pocket.It's common for foreclosures to have water cut off for months before the sale so first is this a large bill or small bill you are facing?

I've got a very simple JV agreement that defines very clearly what each parties responsibilities are, and what the split is. 

Very easy to work with and very responsive.

Sometimes it's multiple responses on single threads, because of clarification and/or justification and/or troll-sniping, with an occasional editing/amending to my viewpoint.

Statistics show that you must "farm" an area up to 6-9 times before you see a response and have at least 9 "touches" before you may hear back from someone.  

That's what my tenants do, as all but one of my properties does not have any off-street parking.You've got to love this pervasive mentality these days of the lack of personal responsibility.  

Every individual must remember that the only person who is responsible for what takes place inside of the IRA is the account holder himself (or herself).
