Local lenders with things words like "mortgage" or "lending" or "funding" right there in the company name, that are well known and have good reputations among local realtors, will be the place to go for a 15 or 30 year fixed.

If you don't have experience in coordinating subs, and don't have a list of subs that are reputable, it can get messy quick. 

ONe as said is simply investing in performing notes.there are very reputable HML in Hawaii that will get you 10 to 12% and you don't run all these risks and what to do if they don't pay.. or you can simply originate your own loan there as well.

What rate would you expect to receive when lending money privately to a very reputable developer under the following scenario:Tear down and rebuildBank is primary loan at 60% market value.Private Loan is for 25% of market value and is SECOND12 month term, interest paid monthly.

The above fees are accurate as I recently paid a GC $200 for his time to estimate a bid on a 15-20k rehab project, and yet I still went with another contractor who had a lower bid and good reputation in the neighborhood (always get multiple bids).
