We show the owner the estimate before hand and the invoice paid after and they are free to contract with other vendors if they like as well (if they tell us ahead of time) On expensive repairs getting several estimates is customary.

A downpayment is not a deduction.However, if you use the property as a rental, you may be able to take deductions such as mortgage interest, taxes, repairs, depreciation, etc.
