I tend to stay away from them because I've found that they can become a maintenance issue when not frequently used or used properly, which isn't worth the trouble when most renters aren't expecting to have one.Laundry hook ups are definitely appealing to everyone, but I am phasing out any washers/dryers that I supply in my units because they are a maintenance nightmare.

I think in general these type of non-conforming units are better used for house hackers who have the opportunity to develop a closer relationship with their renters than somebody who is buying an investment property that will be managed by a third party.

Also, if a claim is a result of your own fault, that will hurt.Having said all of this, I recommend that tenants carry Renter's Insurance with Landlord As Additional Insured and that tenants be held accountable for damages they incur.
