If I were the Seller I would tell you to pound sand because who's to say there are more request coming down the line.I would go back and state that if the Seller does "X" then I will release all contingencies and guarantee closing.

The individuals I have connected with in the community have an innate ability to connect with individuals on a personal level, which fosters a trusting and open mentorship relationship for all who are new to this sphere.I am new to Real Estate from 30-plus years in a corporate leadership role, After being released I pivoted into joining another mentorship, that after 2 weeks paid a larger amount than I paid in Subto, I left as it was not delivering what “I” needed or expected as a newcomer.

The problem is trying to get title insurance in this scenario.The lender's successor needs to be found and a payoff or release needs to be obtained OR a quiet title action needs to be pursued.

Some of the money can typically be released to you before closing,  and that is a good thing to ask for  (harder to claw back for buyer if they decide to be underhanded about it)  but best to not touch it til sale completed lest they try.
