The way I look at this is that the demolition has already been done and I have a clean slate to renovate and resell.

Your conservative approach should serve you very well, so long as you are REGULARLY putting in conservative Offers on MANY properties, rather than being tempted to be less conservative on one particular property by trying to second-guess the Seller and coming up with excuses to increase your own Risk. 

One thing to consider, if you're going the rehab route for the first time, is how it will work with your regular job schedule.

But I'm not quite sure if last month rent should be treated just as regular rent payment  or has to go in same account as security deposit?
