How will this be received? 

Options I have received.. 5 year fixed rate (variable after) at an interest rate at 5.75% or 10 year loan at 6.5% interest rate, both have the option to include rehab costs in the loan at 80% of appraisal..

@Tae C. one of the lawsuits is arguing that the trust model they use is illegal because of self-dealing and receiving undisclosed fees.  

You either received a payoff or, if nobody bid successfully, you were awarded title to the property subject to the first lien.  

I really believe that while an agent should be very knowledgeable about the real estate market....you should also have a great connection with that person because its going to be a fun/scary/emotional/weird/crazy/hectic time and you want to be able to ride that roller coaster with someone you generally like and can stand putting up with numerous showings and phone calls and texts.

Last week, I received a Legal letter (from a lawyer) that I owe $2500 dues in HOA and requesting to pay it and failure to pay will result in lien on the property.

Complicated situation.Anyways, I received a quote to have carpet installed. $1400... thats Crazy to me.
