I was completely wrong about being able to live with other tenants in the city and am really embarrassed and devastated with this situation.I got a lower down payment loan (10%) and good rate for this property with the intention of me living in it but I already know I can’t and am honestly panicking in tears.

You could close out your HELOC and try to get a new one but I am sure your rate will be much higher.

I expect to buy 3-5 properties in the next year if I can find the right deals with hopes to grow at about the same rate year over year.  

The current lease rate barely covers the loan in which I will need to refinance out of soon. 

It seems like interest rates are most common, so that’s what I’m leaning towards, but is the ball in my court regarding the terms or in the investor’s?

The properties went up in value a bit then back down due to interest rates going up.

The short term rentals rates are at a premium in this location and I am trying to determine the best investment option as someone new looking to renovate with the above options and rent either half or all of the unit.

What amount of depreciation recapture do you anticipate paying at ordinary rates?
