Figure out what the ARV (After repair value) is.

I've been blown away by the quality of this forum and the quality of the podcasts.

I have been looking at a couple of property management companies in the Columbus, Ohio market that can manage a 12 unit 1 bedroom 1 bath apartment, but it is difficult to narrow down on some of the best and not just in price, but in the quality service they provide.

It will cost ~20k+ to repair.

It is a good thing that you are still employed, I think.If your are stressing the importance of long term investing  I would probably recommend the same thing because of the current economy would mostly make a Fix and Flip or a Quick Flip scenario and not get a loan to do any repairs if you feel like you would still make a profit. 

So for the managed ones I don't want to duplicate what my property manager does, getting into the weeds of the repairs, but I do need to track his monthly expense reports for each unit.

What type of repairs will be required to get it rent ready? 

Providing "boring" advice (but accurate and higher quality) doesn't bring extra eyeballs  to your content. 

Also I would not want to be in a position where I have to compete with these new developments with a dated MF building lacking the anemnities and quality in construction (think noise insulation between apartments and floors).The single family market is a very different story.
