I've found a niche in real estate investing where I purchase a single family home with a large lot and split the parcel into two and sell the lot and either keep the home as a rental or sell it as well.

(these numbers are just furnishing & setup costs, they exclude house purchase & closing costs)

New to the world of real estate but excited to learn!

Would a better option be to use the HELOC to purchase the short term rental in full with no mortgage?

Hi everyone,I live in California and I'm considering investing in real estate in Shreveport, Louisiana, especially since there's been recent news about the popular musician 50 Cent investing heavily in the city.

All of my properties in Pittsburgh have, so far, weirdly, cost money to purchase.  

Purchase price: $109,000 Cash invested: $121,000 My first property to fix and flip.

Costs to live to build and to purchase are all cheaper here but for me it's about risk/return and cashflow.

Purchase price: $250,000 This is my first home and it is also my first investment property.
