Hey everyone,I wanted to get some input on how to offer a wholesale offer on a home that's not really distressed or as o call "pretty".

Pretty sweet area to invest.

We are heading towards some exciting stuff here, pretty soon. 

and yes, it's in Fayetteville, and he works at the University, which makes it weirder since houses here sell or rent pretty well. 

Ok guys so this is a weird one and my research has so far been pretty inconclusive (although in its infancy).So i found a 2 unit condominium near my target area.

I'm pretty sure that puts him ahead of like 90% of the kids in college right now.

I'm pleased to hear that they have guidelines and don't simply decide from case to case.Given the information am I correct feeling pretty confident about getting a good increase in rent if I ask for it?

I'm fairly new to note investing (and real estate investing in general) and am not accredited, however I have worked in investments (stocks, bonds, mutual funds, etc) for 6 years and actively invest in those arenas and am a CPA, so I'm pretty comfortable with financials/investments/risk/etc.

If there's anyone who has any knowledge about wholesaling in my market (Syracuse, Liverpool, Baldwinsville, pretty much Onondaga County) I would greatly appreciate it.

The cash flow would have to be really good to make it worth selling my current home, though, because the cash flow from renting out my current home would be pretty decent.
