The commercial retail tenants some might have a valid hardship and others jumping on the train trying to get free stuff.A landlord needs to set up systems and processes to QUALIFY the validity of what the tenant is claiming.

@Pete Harper As of last week, I would have told you that you could probably match/beat that rate but on a 30 year fixed rather than the 5/1 ARM for a similar commercial/private product but any loan like this will need to be revisited in the next couple of weeks as non government backed lenders across the country (without exception) will be making modifications to their pricing/guidelines based on the domino effect caused by this stimulus package.

@William Tomp, yes 90+% is ideal and shows that generally supply and demand are in balance, really more like 95%, but when you start getting above that, you can bet supply will be growing quickly as everyone is looking to bring new product online.If the market is really low, it is clearly oversupplied, and knowing which side of that trend you are on is important.
