Hi all, just wondering if there are any turnkey companies out there that would allow you to have room to refinance after the rehab is completed...or do they all maximize profits and charge a premium?

Great appreciation over several years, because of premium location, probably will always have high value.Second property 2.9 acres business on major hwy right in the middle of restaurant row, already subdivided, zoned commercial, existing 18k sft structure w long term tenant paying about $120,000/yr.

I don't want to dump money into renovation if it won't get the premium rate, and I should actually just stay in a more budget, unrenovated niche.Currently it just about breaks even with the hard costs and saving for more major repairs someday.

I like the idea of the long-term tenant as we have several SFH's with long-term tenants, but I do like the idea of furnishing and charging a premium for shorter stays.This is what I've been told by my mentor regarding the electrical panel - disclosing it in the lease and making them aware that it's in their apartment and there might be an occasion that we need access to it.
