Instead of the offer being just about exchanging a certain number of dollars for a house, it becomes a solution for a problem and makes it much more powerful.

From there get to know some local investors and try and find some way to bring something to the table in exchange for a little mentoring.

Of course the -65%  property is cashflowing nicely and much better than the -20% (and also appreciating), so during the buy/sell exchange I also have to buy as well or better.If (a) Optimize strategy is the ideal buy/sell and time correctly;and (b) Survive strategy is to ensure I don't have to sell.If I don't think I can execute (a) then what are my options - how to do I have cash to buy without selling???

Offer to help other investors in any way possible in exchange for the investor sharing his/her knowledge.

And I would highly recommend you find a local active investor who you can provide value to (for free), in exchange of them helping you learn the ropes. 

You could mentor them to help them become successful in exchange for a percentage of their deals. 

I leave the LLC as is (single member-only me) and we would have an agreement that he loans the money  to the LLC in exchange for 40% of profits on the deals.

With economies outside the US slowing, exports getting more expensive in their destination currencies and ever cheaper (in exchange rate) outsourcing costs it’s hard to see how we’re going to generate much wage growth and/or inflation that would spur the Fed to raise rates materially.

The are now paying 3% below market (market moved in that 18-months), but that is fine by us in exchange for a good long-term tenant.
