Run them through a quick pre-screening process to see if they would meet the requirements (again, I use a google form for this).

See how much you can get pre-approved for first.....that will help determine what you should look at.

Most states/markets require a 24 or 48hr notice.Best timeframe:For turnovers, I always recommend a pre-inspection about a week before. 

If you delivered a clean / clear unit and the tenant has had a hand in creating a pest issue by living sloppily, leaving food out, etc. they should remediate the problem or you can leave a few traps, poison, close holes, etc. as a courtesy.If the problem is very severe, hire a professional and bill back to your tenant if they are unwilling to cooperate. 

Start working on getting a pre-approval with a lender first.

I bought a 2b/2b at pre-con for roughly 350k.

Interested parties, people filling out pre-qual forms (if you have it), people at showings, people at showings VS people saying they are going to show up for a showing, applications etc....- Lowering rent or doing work is always an option too, but if you have a week I would look at the two above and maybe post more feedback here so we can better assist.  

So it looks like we need to be pre-Approved for around 350k in the Grand Rapids, MI market (well at least as far as Multifamily goes!)
