But we are now in a position to begin inesting again and are really excited about it!

At that rate, if you wanted to build a portfolio that would generate a positive cash flow of only $5,000 per month, you would need a whopping 1,501 rentals!!!

On the positive side I did learn a lot from the experience on things I would never do again!

I am a Commercial Agent who has very capable residential agents.Showing positive absorption on the commercial side (office/retail/industrial)Residential market is stable with a large number or foreclosure and bank owned properties.

Legally implies that the two of you clearly declare your position and that you do not misstate things to hide what is going on.Assuming you can not drop your price and she can not pay more then you have to bridge the gap with financing.

Now in the case of the homeowner, it may not be large sums of money, but quality of life is huge and I do as much as possible to get them back on their feet, into a positive situation as opposed to a negative one.So I guess I don't have a solid answer to your question, because each deal is so different, and what is needed on each deal is very different.

Would love to network with RE agents for short leads that I can do myself and of course, surround myself with other positive investors.

My problem is that I dont know where to go to find candidates.Does anyone know the best place to post jobs for these positions?
