The entire purpose of a bidding war is to use emotional response to get you to do irrational things.Rather than compete on price, I like to adjust the terms to make the offer stand out:- No inspection contingency- No financing contingency (ability to close with cash required)- Large down payment so they know I am serious.

Leveraging is a part of the game for some players.

However, it was my contractor who put out a for rent sign early in the yard (before renovations were compete). 

In addition to that it’s spawned off a lot of great industry players, yes some of it them moved on to Charlotte and other places but a lot of it is still here.

Hello @Ray Urzua,Its tough to gage what the purpose of your licensure would be but I'll assume you're competing with brokers, wholesalers or investors for deals.That said, the license, itself, won't help much but MLS access can give you an advantage.

Good place to start is loop net find out who the players are and as always the big name Brokers.Hope this helps!

Others may need to be creative, you just need to make sure you hit a simple savings rate and invest competently.

In my opinion based on my many years of experience I choose to outsource my non core competency in "managing" my rentals and focus on acquiring more rentals.
