Make sure you ae confident with what you are doing and the time that it will take away from whatever else you have going on.Don't worry too much about cash flow in the beginning especially when you are working with limited funds. 

Why would you consider this a better route for a value add project when you can put 10% down just of the purchase price get rehab funds?

There is massive investor appetite for cash flowing properties.We do things a bit differently though where we source the deal, sell it as-is, and facilitate the rehab while the investor funds it.

If the same person is willing to cut it down for free in exchange for the wood, I'd let them do it.
