They claim to lease the property for a period of time, take care of all repairs under $500, and utilize a lease option to purchase the property within 5 years.

While most, if not all banks now require a seasoning or waiting period of at least 6 months, this can hamper deal flow, and seem like an eternity in the real estate game.
