Get a few base hits with a couple of wholesalers or agents and you will see that once people notice you can close, better deals will flow your way.

What that usually does is reduce the value of the home because nothing is done to code or correctly, even by people who think they are handy.

Part of the problem we are encountering right now is people have not and therefore those over inflated values are now the norm.

@Robert Weissfeld so a couple thoughts. 1) using "pre-approved or mostly ready-to-go building plans" sounds good but people paying $3m for a home don't want a cookie cutter so it might not be a good idea to go that route.

We operate a pretty substantial investor Agent team here as well, and are very involved in education and helping people build and scale.  

Beginner question: I see lot of people making money in real estate investing.

Based on geography alone, I am sure Philly has a very long, difficult and expensive process involved in removing these people.
