So, we moved away.The Warranty companies are only as good as their contractors and we ran into multiple situations where the contract between the Warranty company and their service providers might as well have been used as toilet paper more effectively.

For a landlord, especially one with multiple properties, it may be expected as a normal part of business.Although it may be "legal on paper", I believe it would be very challenging for a landlord to successfully win an unlawful detainer action with absolutely no prior notice of non-renewal of a tenant with a lease for at least one year.

@Dustin Hood on paper I’d say yes but talk to a cpa and make sure you can document the 750 hours per year requirement (don’t quote me on that number)

Also, something to consider is that long term your paper projection numbers (pre-purchase) more closely match your real life numbers from a cash flow perspective the better the area you are in from what we see from over a decade of tracking these things in local markets.
