Another thing if it's an older place make sure you're clear of any lead paint requirements.

Is painting over the lead based paint sufficient?  

I would assume that since the other models are identical, that they didn't.c) The house is a really ugly red brick, which of course can be painted nicely.d) There is a pipe burst in the house, however it is running out of the garage.

Obviously I plan to do some plaster repairs and paint the entire interior.

It's only when things get to the point where there is a landlord/tenant dispute and the tenant can now show a judge where the landlord likes to skirt the law and create a pattern that paints the landlord in a negative light.

Picked it up for 95K ARV is 155K all it needs is paint and HVAC so in 2 weeks I now have a property that will cash flow 300$ So If I keep this rate up I should be just fine without a traditional job.

If are concerned that you will have to re-paint the whole unit and deep clean at higher cost, then maybe you can make a point of mentioning that this is not allowed based on the lease. 

For example, painting or cleaning that will need to be done.
