One thing I'm still trying to track down is good site to be able to validate the numbers that I "know" are what properties will rent for because I'm not getting the details I want from Zillow, craigslist, or rentometer.

If you can actually make it as an agent ( many can't of course) and your in a good market ... income can be spectacular .. my wife sold 14 million last year.. do the math at 3%  a couple she doubled ended.. and she pays a flat fee of 12k a year plus 1,500 for board etc.. what kind of business has a flat overhead of 15k a year with that kind of income potential.. ?

If you can find someone you can trust who is getting started and needs the money and you both are educated/savy you could develop a partnership with a good equity stake.I believe @Joseph Pytcher builds spec homes, has a track record and is looking for capital.

Track all you do and review it regularly and see where you might cut your expenses gain your income.Always do your math analysis and try to look at your prospective properties before you make an offer or at least put a clause in the sales contract (for about 10 to15 days) without a penalty that will hurt you too much.

As to the accounting system, it does fine for me so far, I don't have too many units and it's accounts are customizable, figured that need a more focus account software probably from an accountant anyway this system just to keep track the trial balance.
