I have a property in Southern Utah that AirDNA says I can do $40k on and a property in Davenport (right next door to Kissimmee) that it says I can do $55k on.My Southern Utah property has grossed $90k in 7 months so far, and Davenport has grossed just under $40k in 3 months (none of which were the high season).My personal take on it is if you're just looking to buy a nice place in Kissimmee that is turn key with the same old nice furniture and throw it on the market then don't waste your time. 

I think the roof top will make a very unique outdoor area with shade, bar, jacuzzi, and gas fire pit.

We agree that they take the trash out, they don't park in the front yard, they don't put indoor furniture on the front porch, and they don't let any stray animals inside.  

I thing most STR owners can attest to the chaos of ordering and putting together furniture.

Now you are stuck with a ton of furniture you have to either give away or store.

The biggest challenge isn't the lease length, it's the furnishings.For instance, a hotel room has furniture, but few additional items.Many investors are turning their fully furnished STRs into MTRs. 

The city offers entertainment, educational, employment choices, and outdoor activities, which translates in appreciation and rent growth for investors.Good Luck!

I evicted a tenant last week and he left behind essentially an entire house of furniture and other stuff including two refrigerators full of food that I'm now paying to keep cold since I have taken over electricity.

On saying the saying that the quality is low...like the cheap furniture.
