Our short term goals are to build and nurture relationships with like minded people in the community that want to add value to the neighborhoods we live in while building wealth and providing a solution to a missing middle housing and commercial area.  

We have multiple accounts that may be used to pay for maintenance/supplies, though, so we have to keep track of who/what account paid what invoice and reimburse appropriately.Keeping track of rent roll is just done with an excel spreadsheet and updated as things change, which inevitably means something is missed or not updated correctly or in a timely fashion.I know I can't explain everything that could use a good process re-make, so I thought I'd just ask how others are managing leases/rent roll, expenses/reimbursements, and anything else.

My former landlord missed this deadline and provided a statement of outrageous items to me on the 26th day after I had vacated the premises.

Put it this way, the cost of eviction and missed rent along with vacancy has to be significantly greater than what 1 additional cat would ever do. 

We would then use these funds for next deposit for rental property in TX.Am I missing anything obvious here?

We lived in Japan for a couple of years too, and I miss that ocean something fierce.

Using state specific forms is great but there are often timing and other obligations you cannot miss.

I would love to grab a bite or a drink with someone sometime or maybe if there is any groups out here in Napa I would love to get involved.
