You live in one unit for 1+ yrs and rent out the rest.Now while you are living comfortably in your own home with your family, you have one real estate investment property (your first house) under your belt, and throughout the 1-yr++ time period you continue to educate yourself on various REI methods and continue to discuss the topic and work with other investors.

I have not had any vacancies yet (started purchasing with them 3 years ago) and they are able to meet and in most cases beat the 1% rule.The other companies I have used have morphed over the last 7 yrs and I have decided not to continue investing with them because they can no longer meet my basic requirements for my investments (things like the 1% rule), but outside of this, there service has been good and I still own properties with them.Of the Turnkey properties I own, only one has not made a profit (when considering cashflow only) and in retrospect, this could have been avoided if we had required a better rehab upfront.

Let me give you three examples:1 - Let's say an LLC owned a property for 5 years (the # of yrs really doesn't matter), and over those years it has attached a number of business credit cards, LOC's, etc...along with being on title with the property.
