I had a consult with NCH Tax Services: Tax Planning for Companies | NCH (nchinc.com)It went well but I don't like the idea of using a company without a referral I am looking to use real estate to offset my 35+% W2 income tax bracket - we close on our first multifamily property in 1 week and I would love to take advantage of bonus deprecation and as many tax saving opportunities as I can !

Thanks we actually hired a company to do the seg.. he would just have to process our tax returns like normalWe’ve always done a lot of bonus depreciation as much as we could but have yet to do a full cost seg

The strength of your site will tend to determine how much you can push the tenant on terms.Another option is to tie in ground rent at say 100k but then tenant pays bonus rent above a certain annual sales number per year.
