Basically between routine maintenance, major repair, and turnovers, It's costing me $1614/month. 

Purchased it a year ago and went through a major renovation (added 2 bedrooms and a completely new bath for example).

I believe the duplex rental(don't have anything yet) wont allow me to completely cover my mortgage on that property but will help with a majority of it.

I'm not too familiar with that area but it doesn't appear to be a major growth city.

However, a major feedback we have been getting is the fact there is no fence. 

IMO these need major rehab work and are only attractive in "hot" areas where flippers can turn around and resell them for $100k+ to retail buyers.

This was a major rehab with new HVAC and new Water heater.

I have a line on a few properties owned by an out of state absentee owner and I'm trying to find the best method to contact them the numbers I've skipped have not been valid thus far and I need a different tactic so I'm curious what other people are doing in this situation?

Only a few lots that size go on sale every year and the majority are sloped or wooded.

There are the superficial indicators of a good flip as well – proximity to major city hubs and transportation, quality of local school, crime stats in the neighborhood, etc.
