Operating expenses include taxes, insurance, management, maintenance, vacancy expenses, advertising, utilities paid by the owner (at least during vacancies, rehab, etc), evictions, court costs, entity maintenance, legal fees, common area upkeep, lawn care, snow removal, office supplies, damage done by the tenants (in excess of the deposit), lawsuits, capital expenses (although not technically an operating expense), etc, etc, etc.

A series LLC charter is $750 to start, $50 for each certificate of designation (for the series names) and I can't tell if each of the series has to pay the annual report fee or if its just another $250 for the main LLC.

$1550, not $1950 -- and it's quite overpriced mainly because it's close to CMU, and the glut of students and lack of housing drives up prices around here, especially when you're desperate near the start of a semester.As for lease violations -- the only issue is the junk left behind, which was as I said present when they moved in; but of course that is their word against the landlord's.
