Hey guys, I wanted to take a moment and share my very candid experience on the first ever REI project  (Listed today) I've had as an investor.

I would use HML / PML for the initial purchase and rehab, then try to refinance into a conventional mortgage or DSCR.  

Here are the people I use for contracting (lawyer, plumber, electrician, punch list guy, etc).

i dont think my parent listed as a renter. i think the letter saying my parent told the tenant to leave which isnt true.

Maybe negotiate with the family for a lower price that covers you in case you need to list it later for sale. 

Look at local listings for 4 bed vs 3 bed. 

I’ve even reached out to local home buyers but as soon as they hear it’s already listed they run too.

I've begun a list of appraisers not allowed on my properties, and will now begin having my own appraisals done to see if it helps me win against bad appraisers.
