After you do this, I'd go to an attorney,  and have them write a very aggressive letter to the owner, stating consequences and actions that will be taken.     

I usually e-mail the LA a letter of intent (LOI).

I believe storage fees can only be charged if the heirs of the items have been notified in writing and then the fees cannot be retroactive prior to the date of the letter, Like Jeff Copeland outlined.

Think of that pre-approval letter as your wallet , you’ll need it to submit offers on properties that you’d like to purchase.

Meaning I had a large amount of available credit to borrow against my personal home one day and the next I received a letter cutting it by 2/3rds.  

Now that you are evicting you need to follow the letter of the law.
