Do the contracts need additional language?

Don't do it ...if you don't have reserves do not do it or you'll be the guy that a wholesaler will be getting a house for on Pennies on the dollar.One round of bed bugs or a broken furnace or a vacant unit that gets overrun by homeless people and you're done, big time, don't do it you're not ready at this time keep studying keep learning keep following different discussions

Have you studied your state landlord tennat regulations.

Talk to an attorney about changing your payment language to something like "rent is due on the first and payable by the fifth."

I actually wasn’t planning on wholesaling these wholesaling is just what I have been spending most of my efforts and studying on.
