In the lease we stipulated that water, sewer and garbage bills would be paid by the landlord and that the charge would be passed on to the tenant along with a convenience fee.

If the bank plans to sell your loan to the secondary market and not keep it in house, you may need to have a year or two of experience as a landlord for them to count a percentage of rental income to your D/I ratio.
