I’m taking keywords out of the “legal advise” in previous threats...such as “I am not your lawyer”, which my gut tells me was code for “Since i’m not your lawyer i’ll tell you this, but if I was your lawyer i’ll tell you something totally different” :))Am I on the right track?

I recommend setting up keyword alerts for each area as they are discussed in the forums daily with advertisements posted in the BiggerPockets marketplace hourly.One thing to note when looking at the individual markets, you can make or loose money in any market.

I do not know your market, but if a good deal is tough to find, I would just have an agent scower or set keyword searches for any kind of "Distressed" listings and then when you find it just house hack it but certainly keep in mind that any sort of traditional financing, for the most part, will require that the property be in what's deemed "livable condition" Hope this helps and if I can ever be of any assistance or advice feel free to reach out to me!
